Modified on Sat, 29 Jul, 2023 at 9:17 AM

Use Property Matching to keep your Buyers informed of properties that meet their requirements.  This feature is used for new instructions, price reductions and back on market events.

Here's a short video to show you how:

Match a Buyer to a Property/Properties

Step 1: Set the Matching Range

  • Locate the Matching Tab in the Buyer file
  • Click the 'Match to Properties' button
  • The first step is to set the criteria that Loop will use to find Buyers suited to the property
  • Loop applies a 'range tolerance' to the matching criteria to include Buyers that are 'slightly' outside the strict parameters of the property details
  • The Minimum & Maximum Price are set to be 15% either side of the Marketing Price of the Property
  • The Minimum & Maximum Bedrooms are set to be one less and one more of the Actual Bedrooms in the Property
  • By default, Loop will exclude Properties who have previously been matched to the Buyer.  Untick this option to send them the same property as before
  • When you are ready click 'Show Properties'

Too few Properties?  You can widen the search to include more Properties by adding more Property Types.  For example, if the Buyer is listed as a searching for Detached House and you add 'Semi Detached House' to the Property Types, this will widen the search and include both Property Types and provide more Matches.

Too many Properties? You can reduce the size of your search by being more specific with your search criteria. For example, choosing less Property Types, decreasing the margins on the Minimum and Maximum Price. You will see the number of Properties start to reduce the more specific you are with your search.

Step 2:

  • A list of Properties will be shown with supporting profile information so you can review the suitability, if you wish, of each Property that matched to the Buyer
  • Select the Properties that you wish to send to the Buyer and click 'Next'
  • By default, the Email option will be checked. Untick if you wish to exclude from the Match Email
  • The SMS option is unchecked. Tick any if you wish to include on the Match Text Message
  • Email and SMS options will be disabled for those individuals who have opted out of these Communication Preferences under their GDPR settings
  • When you are ready click 'Send Matches'

Step 3:

Once your the Matched Properties have been sent to the Buyer, it will appear in the History on the Matching Tab in the Buyer file. From this screen you will be able to see the Properties and whether the Buyer has 'Visited' the properties microsite as well the Buyer Viewing History.

Finally, you can book a viewing for any Matched Property for the Buyer.
