Seller Spy is a powerful prospecting feature within Loop designed to help you identify and win new instructions from your existing buyer database.
If you have Prospecting enabled, Loop constantly scans competitor properties and categorizes them (e.g., slow movers, fall-throughs, withdrawn properties) for targeted mailings and touting. Seller Spy takes this a step further by automatically matching your registered buyers against this off-market/competitor data.
If a buyer registered with you is currently trying to sell their own property through another agent, Seller Spy flags it—giving you the perfect opportunity to reach out, build a relationship, and book a valuation appraisal.
How It Works: The Matching Engine
Seller Spy relies entirely on the quality of your data entry. To ensure the system can successfully match your buyers to competitor data, you must follow this rule:
⚠️ Critical Requirement: When registering a new buyer, you must obtain their full, accurate property address and enter it correctly into Loop.
When Loop detects a match between a buyer's residential address and a property in the prospecting database, it will automatically populate your Seller Spy dashboard.
Navigating the Seller Spy Dashboard
The dashboard acts as your daily prospecting call list. For every match, Loop provides a comprehensive breakdown of both sides of the opportunity:
1. Buyer Information
Contact Details: Name and direct contact info.
Registration Date: When they first registered with your agency.
Recent Activity: A snapshot of their activity within the last 60 days.
Assigned Negotiator: The team member responsible for that buyer.
2. Prospecting & Competitor Data
Property Timeline: A history of what has happened to their property online (e.g., price drops, fallen through, time on market).
Potential Revenue: Estimated fee rates and potential fees to help you prioritize high-value targets.
Taking Action on a Match
Within the Seller Spy interface, you can manage your outreach and track your pipeline using the following tools:
Managing the Record
Log a Call: If you call and leave a voicemail, click Log Call and type a note (e.g., "Left message"). This note automatically syncs to both the Prospecting property record and the Buyer’s profile timeline.
Do Not Disturb: If the buyer is not interested or requests no further contact, use this button to remove them from your active pipeline.
Advancing the Lead (Action Items)
From the match screen, you can trigger additional actions directly:
Book an Appraisal (The primary goal!)
Create a Letter
Book a Callback
View Full Property Data
"To Do" vs. "Actioned"
To Do Status: Logging a simple call (like a left voicemail) keeps the record in your To Do list so you can try again.
Actioned Status: Booking an appraisal, creating a letter, scheduling a formal callback, or marking as Do Not Disturb will instantly move the record from To Do over to the Actioned tab.
Filtering and Sorting Your Pipeline
To maximize efficiency, you can customize your view using the settings, filters, and sorting tools:
Sort by Value: Sort your match list by Potential Fees or adjusted Fee Rates.
Sort by Urgency: Sort by Time on Market to target vendors who might be increasingly frustrated with their current agent.
