Listing Methods

1. Traditional Route

  • Book the appraisal into your diary.
  • Enter the appraisal details into Loop.
  • Send the valuation letter and follow up with the client.
  • Once the client instructs you, use the "Mark as Won" button to proceed.

2. Direct Instruction (Recommended in This Guide)

  • Used when the vendor has already given permission to list the property.
  • This is the quickest and most straightforward method to get a property live.

Step-by-Step Guide

Step 1: Start at the Appraisal Level

  • Click on "Add Appraisal" at the top of any page.
  • Choose "Direct Instruction" to begin listing immediately.

Step 2: Enter Property Information

  • Enter the postcode and select the correct address.
  • Fill out property details:
    • Property type (e.g., Detached House)
    • Number of bedrooms, bathrooms, and receptions
    • Council tax (using the lookup tool)
    • Parking, glazing, outdoor space, and listing status
  • Gather as much information as possible for accuracy.

Step 3: Add Vendor Details

  • Search and add vendor details, using the duplicate checker to avoid errors.
  • Include the vendor's address and contact information.

Step 4: Set Property Pricing

  • Enter the listing price (with optional low/high price ranges).
  • Select the price qualifier and tenure (Freehold/Leasehold).
  • Enable feeds to Rightmove and other portals if applicable.

Step 5: Proceed to Pre-Market

  • Click "Proceed" to create a pre-market listing.
  • This stage involves gathering media and documentation before going live.

Step 6: Upload Required Documents and Media

To list a property on portals, the following items are mandatory:

  1. Summary Description – Short, engaging text to attract interest.
  2. Full Description – Detailed property information.
  3. Property Composition – Type of property and number of rooms.
  4. Photos – Upload multiple, high-quality images.
  5. Pricing – Confirm the price and any qualifiers.
  6. Anti-Money Laundering (AML) Check – Complete and document AML requirements.
  • Upload documents (e.g., EPC) to the Documents tab.
  • Use the AML checkbox or upload PDF verification as required by company policy.

Step 7: Add Media and Descriptions

  • Descriptions: Complete both the summary and full descriptions.
  • Features: Add key selling points as bullet points.
  • Images: Drag and drop or browse to upload images. Reorder images by dragging.
  • Floor Plans: Upload floor plans or generate an EPC graph using Loop's tool.
  • Brochures: Upload existing brochures or create new ones using Loop's 16 templates.
  • Virtual Tours: Add links for virtual tours, drone footage, or walkthroughs.

Step 8: Final Checks and Launch

  • Verify the map location and display address.
  • Select responsible agents for the listing.
  • Choose where the property will be listed (website, portals, etc.).
  • Click "Put On Market" to publish the listing. A confirmation animation will appear.
