What is the Legal Right to Sell (LRtS) Review Tool?

The Legal Right to Sell (LRtS) Review Tool helps agents to quickly check whether the seller’s name on a transaction matches the name listed on the property’s title deed. It performs an instant comparison and allows agents to confirm whether the names match.


Why is the LRtS check important?

This check helps compliance teams and agents to identify potential issues early in the transaction process. If there is a mismatch between the seller’s name and the title deed, the case can be prioritised for further investigation before the property is listed.


How does the LRtS check work?

Once property and seller details are sent from Loop CRM to Movebutler, the agent can order a title document or upload a manual title deed (Scotland scenario) and then review the names and confirms whether they match by selecting either “Yes” or “No”. The result is then displayed within Loop and Movebutler for visibility by compliance team and agents.


What needs to be completed before running the check?

Before performing the LRtS review, ensure that: The transaction and seller’s details have been sent to and onboarded in Movebutler.


What happens when the names match?

If the name on the transaction matches the name on the title deed: 

  1. Select Yes
  2. Submit the check. 
  3. The Loop status updates to ‘complete.’


What happens if the names do not match?

If the names do not match: 


  1. Select No
  2. Provide a reason for the mismatch. 
  3. Upload supporting documentation. 
  4. Submit the check.


Once completed, the Loop status updates to ‘complete.’


What happens if “No” is selected but no reason or document is provided?

If an agent selects No but does not select a reason or upload a document: 


  1. The Loop status will remain ‘In progress’. 
  2. The agent must return to the LRtS review page. 
  3. A reason must be selected and a document uploaded before the check can display ‘complete’ status.


What if a TR document is not available in Movebutler? (e.g. Scottish Tittle Deed or newly acquired property)

If the TR document is unavailable, an alternative document can be used.


  1. Select the reason for why an alternative document is being provided. 
  2. Upload the alternative document (this is mandatory). 
  3. Return to the Review Legal Right to Sell screen. 
  4. Compare the name on the uploaded document with the seller’s name
  5. Select Yes or No and complete the check.


Once finished, the Loop status will update to ‘complete.’


Can I send a digital invitation to clients to complete their verification?

Yes. Agents can send a digital invite to the client. Once the client begins the process, the AML reference will automatically synchronise in Loop.
